A HERS index score is generally an MPG rating for a home — it is the standard that the United States has adopted to rate homes. The HERS scale is based on a comparison between the home being rated and an identical computer modeled ‘Reference’ home, built to the International Energy Conservation Code of 2004. A home that matches this standard is rated at 100 and a net-zero energy home is rated at 0. A rating of 85 or lower can qualify for ENERGY STAR or a tax credit.
The rating report also includes a list of cost-effective options for improving the homes energy rating.
Cost of improvements can be included in a mortgage and will pay off in long term energy and comfort benefits. |
